How I Sell Your Home
Most agents list a home and hope. Here's the actual plan: real pricing strategy, a launch instead of an MLS entry and a wait, and a Certified Negotiation Expert on your side.
The Short Version
Most agents list a home and hope. An MLS entry, a sign in the yard, and then they wait to see what happens. I list it and work a plan, because hope isn't a pricing strategy and it isn't a marketing plan either.
That plan runs on four things. Where your home actually stands in the market, not a guess. A presentation that earns a second look instead of a scroll past. A launch that puts your home in front of buyers who are already looking, not just the ones who happen to see the sign. And every step after that, worked, not just watched. I take a small number of listings at a time on purpose, so yours gets real attention instead of a share of whatever's left after fifteen others.
Book Your Seller Strategy Session
Equity: Where You Actually Stand
Pricing isn't one number pulled from an algorithm. When we sit down, I don't hand you a single figure and ask you to trust it. I lay out three real strategies, built from actual comps, and you decide which fits your timeline and your risk tolerance.
Price at the top of the range to test the ceiling, aimed at multiple offers and a sale at or above list, best in a hot market on a strong property. Price at the realistic comp, the moderate path most sellers land on, built for steady interest and a sale near list within a normal timeline. Or price below the comps on purpose, to create competition on a property that needs it, a renovation, an unusual floor plan, a seller who wants speed over top dollar.
I'm comfortable executing any of the three exactly the way you choose. The point isn't to talk you into the number I'd pick. It's that you go into this knowing where you stand and what each path actually costs and earns you, instead of finding out after the first open house goes quiet.
Presentation: Buyers Buy a Story
Nearly every buyer looks online first. They scroll, they click, and they decide in seconds whether your home is worth a closer look. A listing with flat photos and no story behind it never earns that second click, no matter how good the house actually is in person.
Professional photography and a walkthrough video come standard, not as an upgrade. For the right property, that extends to drone photography and a 3D tour, because some homes need the extra dimension to actually show what they are. A pre-listing inspection, when it makes sense, means no surprises knock the deal sideways in week two. None of this is decided after the fact. It's worked out before anything goes public, so the story is consistent from the first photo to the closing table.
Impact: Getting In Front of the Right Buyers
Most listings get an MLS entry and a sign, and that's where the marketing stops. That's where mine starts. Your listing syndicates across the web the moment it goes live, and I run paid, targeted Facebook and Instagram campaigns aimed specifically at buyers actively searching in Navarre and Gulf Breeze, not a generic national audience that happens to see an ad. On my last listing, one lead campaign alone generated 124 leads, and a single video ad reached more than 13,000 people in the area.
I completed a year-long digital marketing program and stay in weekly advanced coaching, because knowing how to actually run a campaign, not just boost a post, is the part most agents skip entirely. I watch where interest is coming from while the campaign is live and adjust it while it still matters, instead of setting it and checking back in three weeks. Open houses are good for meeting neighbors and buyers who don't have an agent yet. They're not what sells your home, and I won't tell you they are.
Campaign: You Don't List, You Launch
A home hits the market once, and the first week decides more than most sellers realize. Before your listing goes live, we build a real first-week plan: a Just Listed announcement to my database and your neighbors, an email blast, and social video built specifically for your home, not a template with your address dropped in.
Once it's live, I work every showing agent personally and follow up while their buyer decides, instead of waiting for the phone to ring. When feedback tells us something, price, staging, timing, we act on it instead of hoping the next weekend is different. And when offers come in, I'm a Certified Negotiation Expert on your side of the table, looking at price and every term around it, not just the number at the top.
Frequently Asked Questions
Why not just list with a big team that has more listings active at once?
Somebody running fifteen listings at once doesn't have time to give any one of them the attention it needs. Their team might get the tasks done, but nobody is focused on your home specifically. I take a small number of listings at a time so I can stay personally involved in yours.
How do you actually determine my price, versus an online estimate?
An online estimate is a formula with no idea what your home actually looks like inside, what's been updated, or what's happening on your specific street right now. I build a real comparative market analysis and walk you through three real pricing strategies with honest trade-offs, so you're deciding with the full picture, not one algorithm's guess.
What if my home doesn't sell right away?
We watch the response from the first week on, not just the price. If showings are thin or feedback points somewhere specific, we talk about it and adjust on purpose, rather than waiting it out and hoping the next weekend is different.
