Selling a home is like being dealt a full house and not knowing the rules

You have something valuable. You just do not know the game. When to list. What to fix and what to leave. What number actually gets you the most money instead of the fastest offer.

And the cost of guessing is real. The listing that sits. The price drop three weeks in. The showings that slow to nothing while newer homes pass you by. Buyers notice a home that has been on the market a while, and they start their offers lower.

If you are moving on orders, it is worse. Now you are trying to sell a house, pack a household, and change your kids’ schools at the same time, on a timeline someone else picked. The fear underneath all of it is carrying two payments because the house did not sell before you had to leave.

You do not need luck. You need a plan and someone running it.

First, understand who is actually working for you

Florida recognizes three ways a licensee can work with you, and most sellers never get this explained.

Transaction Broker

Transaction Broker is the default. The agent helps both sides get to closing and owes you honesty, fair dealing, and limited confidentiality, but not loyalty. That same transaction broker is allowed to work with your buyer at the same time, as a neutral party in the middle. Florida does not permit true dual agency, one agent owing full loyalty to both sides at once, so the law replaced it with this more limited role.

Single Agent

Single Agent means the agent represents you and only you. Loyalty, confidentiality, obedience, full disclosure. It matters most in negotiation and strategy, which is exactly where the sale of your home is won or lost.

No Brokerage Relationship

No Brokerage Relationship is the third option, where the agent represents neither side. It rarely comes up when you are listing.

How I Represent My Sellers

My practice is to represent my sellers as a Single Agent, the more committed role, not the neutral one most agents here default to. When you are negotiating the biggest sale of your life, you want someone whose job is your side of the table. We go over exactly how that works, including the rare case where Florida law calls for a different setup, before you sign anything.

We start with a call about your goals, your timeline, and your home. Then I build a real comparative market analysis, not a Zestimate, and we talk through pricing. Overpricing and underpricing both cost you money, in different ways. I lay out the options and the trade-offs, and you decide.

The 30-day prep plan

A prioritized checklist of what actually matters to buyers, so you are not gutting a kitchen or losing every weekend. Staging guidance and vendor referrals if you want them. If you are already gone, I coordinate this remotely.

The marketing launch

Professional photos, a walkthrough video, and paid social campaigns that put your home in front of the buyers who are actually searching. Your listing syndicates across the web. This is a real launch, worked on purpose.

Showings, offers, and negotiation

I work every showing agent and follow up while their buyer decides. When offers come in, I am a Certified Negotiation Expert and I am on your side of the table, on price and on concessions.

Closing and beyond

Inspection negotiation, the appraisal, the final walkthrough, and the paperwork, managed so nothing slips. If you are buying at your next stop, we line that up too.

Nearly every buyer looks online first. They scroll, they click, and they decide in seconds whether a listing is worth a closer look. A listing with weak photos and no promotion behind it never gets that look.

They are good for meeting neighbors and buyers who do not have an agent yet. They are not what sells your house. If you want one, we will do one. I will not tell you it is the strategy.

Navarre is not one market. What works for a mainland home can be very different from what works on Navarre Beach.

What Sellers Are Asking

“Do I still have to pay the buyer’s agent?”

The short answerNo. It’s negotiable.

You were never required to pay a buyer’s agent. What changed after the 2024 industry settlement is how buyer-agent compensation is discussed and handled. Buyers now sign an agreement with their agent before touring homes, and they may ask the seller to contribute toward that cost as part of their offer.

That does not mean you automatically say yes, or automatically say no. A buyer may also ask for help with closing costs, repairs, or a rate buydown. Each request affects the strength of the offer differently, and we evaluate it alongside the price, financing, contingencies, and your priorities.

The number that matters is your net.

A higher offer with a concession can sometimes leave you with more than a lower “clean” offer. We work backward from what you are likely to keep after taxes, title expenses, commissions, and negotiated credits, not from one fee viewed in isolation.

I am also a licensed mortgage loan originator. That gives me a deeper understanding of the financing behind an offer, how concessions and rate strategies affect the numbers, and where potential weaknesses may be hiding.

How much does it cost to work with you?

There is no upfront fee for representation. I am paid at closing, when your home sells. We will discuss compensation and the recommended marketing plan before you sign anything, so you understand the costs and options from the beginning.

Do I have to list with you after the strategy session?

No. If it is not the right fit, there is no pressure. You will still leave with a clearer understanding of your home, your options, and the next steps I would recommend.

How long will it take to sell my home?

That depends on your location, condition, price point, and competition. Mainland Navarre and Navarre Beach often move at very different speeds. Before we list, I will show you what comparable homes are doing now and give you a realistic range for your property.

What if I am moving on military orders and cannot be here for the sale?

This is a familiar part of working in our military community. I can coordinate preparation, photography, showings, inspections, and closing while you are away, and I will keep you informed throughout the process.

What if I need to sell quickly?

We will focus first on the preparation and decisions most likely to affect your timeline. Then we will build the pricing and marketing strategy around attracting serious buyers without treating the first offer as the only option.

Do you help with staging and repairs?

Yes. You will receive a prioritized preparation plan and referrals to trusted local professionals when needed. The goal is to identify what deserves your time and money, and what you can safely leave alone.

Can you help me sell this home and buy my next one?

Yes. We will look at the timing, financing, contingencies, possession options, and what needs to happen first. If your next home is outside my service area, I can also help coordinate with the agent handling that side of the move.
