Waiting For Home Prices to Come Down?
The fact is, home prices haven’t taken a real downturn since 2008. We are still living in a world where inventory is low, and demand is high. Until those two things change, we’re not likely to see home prices go down significantly.

And since 2008, there has been a marked slowdown in new homes being built. Take a look at this chart that shows the number of new builds each year from 1990-2022.
After a decade of underbuilding, demand from buyers far outpaces the current supply. Unless that changes, we are not likely to see a decline in home values.

You could wait until interest rates go down. Of course, there is no guarantee that interest rates will ever see 3% again. We hit historic all-time lows in 2020 and 2021. That may never happen again. And if we do see interest rates go down like that again, you can bet that housing prices will skyrocket again, and buyer competition will be fierce. By waiting, you risk buying when homes are even more expensive than they are now.

You could rent and pay your landlord’s mortgage. And if you’re not planning to stay in the area for that long and you’re not interested in becoming someone’s landlord, then this is a viable option. There’s nothing wrong with renting, but it really only makes sense in certain situations. Don’t forget when you rent, you’re still making a mortgage payment each month. It’s just not your own. Oh yeah, and rental rates usually go up year after year.

Buy now and refinance later. The most important piece of home affordability is how much the monthly mortgage payment is. You must buy within your budget, but once you lock in your rate, your principal and interest payment will stay the same for the life of your loan. Now you are building financial wealth. The longer you wait to start, the harder it is to get started.

It’s true, if you had bought 5 years ago, you could have saved more than 40% on the purchase price. The median sales price for Navarre Real Estate in August of 2018 was $258K. If we decide to work together, no payment is owed to me until you close on your new home.
Except for a few rare circumstance, you won’t need to come out of pocket to pay our commission. Many buyers can’t afford to do that anyway. This is where we put our strong negotiation tactics to work, to make sure you don’t have to.
We will discuss this at more length during your strategy session.
I became a real estate agent so that I could control my schedule and spend more time with my kids. But being a buyer’s agent in todays market also means being available at the drop of a hat to show a home, or putting off family game night to put together an offer. I put my heart and soul into each client and for that reason, I have to limit the number of clients I can personally take on each quarter. When you make a commitment in hiring me to be your agent, I make a commitment to you to be available when you need me. Sometimes that means driving home from a 6 pm showing to get on the computer and spend an hour pulling comps, and another hour writing up that offer that’s going to win you that house.

FAQ: You've Got Questions, I've Got Answers
What if I don't have a lender yet?
I would prefer that. Sometimes people come to me after they’ve already chosen a lender, and sometime that lender has put them at a disadvantage when they go to write an offer. I have a list of lenders that I know like and trust. I’ve chosen them because they offer my clients key advantages that some lenders just can’t.
What if I want to look in areas you don't cover?
I have a large number of agents at my disposal all over the country. I can introduce you. I prefer to use agents that have been through the same training programs that I have been through. That way I know they will do a good job for you. If you’re buying in Florida, but just slightly outside my area, a showing agent might be the better way to go. That means that you and I will still work together through the negotiations process, but another agent will open doors for you during the shopping process.
What if I can't buy until I sell my current home?
I’ve got answers for that too. Have you considered lending solutions that allow you to buy with the equity in your current home, and then once you’re moved out, sell. Or, line up a furnished rental and put the rest of your things in storage. I’ve got more ideas, lets discuss.
