Real Estate in Navarre, Florida
Mainland Navarre: a sellers-leaning market, low-to-mid $400s median, homes going under contract in roughly five to six weeks.
One Town, Two Very Different Markets
Navarre sits on Florida's Emerald Coast, between Pensacola and Destin, within driving distance of Hurlburt Field, Eglin, and NAS Pensacola. Day-to-day life runs along Highway 98: the schools, the grocery stores, the restaurants, no real downtown core. That's part of the appeal for a lot of buyers, it's a small town on purpose.
Under that simple description, Navarre is really two markets that behave nothing alike. The mainland is tight and fast, homes going under contract in five to six weeks. Navarre Beach, mostly condos on leasehold land, is a slower market with real room to negotiate. Anyone quoting one set of numbers for "Navarre" is usually only describing half of it. See the latest market update for the real numbers on both sides.
The Neighborhoods That Make Up Navarre
Navarre doesn't have a lot of large, named subdivisions, most of the mainland is smaller pockets and streets without a formal neighborhood identity. Two do stand on their own and are worth knowing by name. Holley by the Sea is the largest, more than 5,000 homes with a pool, tennis and pickleball, and a community boat ramp, where I live myself. Hidden Creek is a smaller golf-course pocket off PGA Boulevard at a higher price point, where getting the price right matters more than almost anywhere else in town.
Outside those two, plenty of mainland Navarre carries no HOA and no formal neighborhood name at all, which suits buyers who'd rather not answer to an association. And then there's Navarre Beach itself, a genuinely different product and a genuinely different market from anything on the mainland.
What Homes Cost and How Fast They Move
Mainland Navarre's median sold price sits around $428,950, up about 5% from a year ago, with about 3.2 months of supply, a market that leans toward sellers. Nearly half of mainland sales in the past year went under contract in the first 30 days, and the entry price band has moved up to $400,000 to $450,000 from the high $300,000s a year prior.
Navarre Beach runs an entirely different set of numbers: a year-to-date median around $779,000, roughly 13 to 14 months of standing inventory, and sellers closing at 87% to 94% of original list. High inventory on the beach doesn't mean every unit is a bargain, association health and financing eligibility matter as much as the sticker price.
What Living Here Is Actually Like
The beach is public and genuinely less crowded than the beaches to the east, with the Gulf Islands National Seashore protecting a long stretch of it from development. The bridge connecting the mainland to Navarre Beach is the one real bottleneck in town, and it's worth understanding before you fall for a beach listing. Hurricane and flood planning is part of buying anywhere on this coast; some homes sit in FEMA flood zones and some don't, and that changes insurance costs and lender requirements, checked property by property, not guessed at from the zip code.

Frequently Asked Questions
Is Navarre a good place to live?
Depends what you want from a town. Navarre is small, quiet, and built around a public beach, with an easier commute to Hurlburt Field, Eglin, and NAS Pensacola than most Emerald Coast towns. It's not a nightlife or big-city place, and for a lot of buyers, that's exactly the draw.
What neighborhoods does Navarre actually have?
Most of the mainland is smaller pockets without a formal neighborhood identity. Holley by the Sea and Hidden Creek are the two that stand on their own by name, and Navarre Beach is its own separate market entirely.
Should I look on the mainland or on Navarre Beach?
The mainland is easier for daily life and moves faster if you need to sell later. The beach puts you on the water but adds a bridge crossing to most errands, and the beach market is slower to resell right now. See Beach or Mainland for the full comparison.
How fast do homes sell in Navarre?
On the mainland, nearly half of homes that sold in the past year went under contract in the first 30 days. Navarre Beach moves much slower, typically around three months, sometimes longer.
