And the cost of guessing is real. The listing that sits. The price drop three weeks in. The showings that slow to nothing while newer homes pass you by. Buyers notice a home that has been on the market a while, and they start their offers lower.
If you are moving on orders, it is worse. Now you are trying to sell a house, pack a household, and change your kids’ schools at the same time, on a timeline someone else picked. The fear underneath all of it is carrying two payments because the house did not sell before you had to leave.
You do not need luck. You need a plan and someone running it.
Florida recognizes three ways a licensee can work with you, and most sellers never get this explained.
Transaction Broker
Transaction Broker is the default. The agent helps both sides get to closing and owes you honesty, fair dealing, and limited confidentiality, but not loyalty. That same transaction broker is allowed to work with your buyer at the same time, as a neutral party in the middle. Florida does not permit true dual agency, one agent owing full loyalty to both sides at once, so the law replaced it with this more limited role.
Single Agent
Single Agent means the agent represents you and only you. Loyalty, confidentiality, obedience, full disclosure. It matters most in negotiation and strategy, which is exactly where the sale of your home is won or lost.
No Brokerage Relationship
No Brokerage Relationship is the third option, where the agent represents neither side. It rarely comes up when you are listing.

My practice is to represent my sellers as a Single Agent, the more committed role, not the neutral one most agents here default to. When you are negotiating the biggest sale of your life, you want someone whose job is your side of the table. We go over exactly how that works, including the rare case where Florida law calls for a different setup, before you sign anything.

A prioritized checklist of what actually matters to buyers, so you are not gutting a kitchen or losing every weekend. Staging guidance and vendor referrals if you want them. If you are already gone, I coordinate this remotely.

How I Market Your Home
Nearly every buyer looks online first. They scroll, they click, and they decide in seconds whether a listing is worth a closer look. A listing with weak photos and no promotion behind it never gets that look.

I watch where buyers are coming from and adjust the campaign while it still matters. Most listings get an MLS entry and a sign in the yard, and then they wait. That is where I start, not where I stop.
I completed a year-long digital marketing program and stay in weekly advanced coaching, because this is the part most agents skip.
They are good for meeting neighbors and buyers who do not have an agent yet. They are not what sells your house. If you want one, we will do one. I will not tell you it is the strategy.
Local Market Knowledge
Navarre is not one market. What works for a mainland home can be very different from what works on Navarre Beach.
Holley by the Sea, Hidden Creek, and the neighborhoods off Highway 87 and East Bay typically have a broader pool of year-round buyers. Pricing, presentation, and the first few weeks on market still determine how much leverage a seller keeps.
The beach is driven more heavily by condos, second homes, and investment decisions. Buyers compare carrying costs, rental potential, condition, and competing inventory, and they often negotiate differently. The selling plan has to account for that.

I live in Holley by the Sea. I know what the HOA includes, how location changes a base commute, and which neighborhoods tend to fit different budgets and priorities. I focus on Navarre and Gulf Breeze on purpose. I would rather know two towns like the back of my hand than thirty a little.
What Sellers Are Asking
You were never required to pay a buyer’s agent. What changed after the 2024 industry settlement is how buyer-agent compensation is discussed and handled. Buyers now sign an agreement with their agent before touring homes, and they may ask the seller to contribute toward that cost as part of their offer.
That does not mean you automatically say yes, or automatically say no. A buyer may also ask for help with closing costs, repairs, or a rate buydown. Each request affects the strength of the offer differently, and we evaluate it alongside the price, financing, contingencies, and your priorities.
A higher offer with a concession can sometimes leave you with more than a lower “clean” offer. We work backward from what you are likely to keep after taxes, title expenses, commissions, and negotiated credits, not from one fee viewed in isolation.

I am a Certified Negotiation Expert with formal training in protecting price, terms, and leverage. When an offer comes in, I look at the entire position, not just whether the buyer reached the asking price.
I am also a licensed mortgage loan originator. That gives me a deeper understanding of the financing behind an offer, how concessions and rate strategies affect the numbers, and where potential weaknesses may be hiding.
I take a small number of listings at a time so I can stay personally involved. You will know what buyers are saying, what the market is showing us, and what I recommend we do next.
