VA and Military Buyers in Navarre, Florida

VA financing and PCS timelines, handled by a Realtor and loan officer who lives in a military community.

What Moving to Navarre on Orders Actually Looks Like

The photos look fine, but you have no idea if that street is where you want your kids growing up. You're house-hunting from another state, maybe another country, on a timeline the military picked, not you. That's not a generic buyer's situation, and it doesn't get generic buyer advice from me.

The fears I hear most are specific: picking the wrong neighborhood sight unseen, a base commute that turns out worse than it looked on a map, trusting an agent you've only talked to on the phone, and worrying that a VA offer gets passed over for something that looks stronger on paper. This page covers all of them.

And if you're a veteran or retiree settling here, not moving on orders, the same questions apply. Where to live, how the VA loan works, and what makes an offer competitive don't change when the orders do.

From Orders to Keys

Every move starts differently, but most of them follow the same path.

  1. Orders arrive. We talk before we look at homes: your report date, and the decisions that shape your search. Which side of the bridge? Which neighborhood? How close to the beach do you want to be? How long a commute will you accept, and how much traffic can you tolerate?
  2. Eligibility and pre-approval. Before any serious searching, your VA eligibility is confirmed and you get pre-approved. I'm a licensed mortgage loan originator as well as a Realtor, so I can do this for you through USA Mortgage (NMLS #2668541). You're under no obligation to use me, and I'm happy to work with whichever lender you already have. I'd only ask that it be one who knows VA loans well.
  3. The search, from wherever you are. You get a live search set up for your budget. I do video walkthroughs of the homes you feel are serious contenders, along with a live tour so you can react in real time.
  4. The offer. A strong offer is about more than the number. I build yours to persuade the seller to say yes to your price and your terms. Before we write it, I prepare a comparative market analysis (CMA), so your price rests on data instead of emotion and you're never offering blind.
  5. Appraisal and inspection. A VA appraiser values the home and checks it against VA's minimum property requirements. You get the inspector's full written report, and we go through it together. I'm happy to attend the inspection if you'd like me there.
  6. Closing, from wherever you are. A notary comes to meet you, at your home, a coffee shop, or wherever suits you, so you can sign without flying to Florida.
  7. Keys. We aim to align closing with your move-in so you're not paying for two places longer than you have to.

Do you have to buy sight unseen?

No. Plenty of buyers fly out, and I can suggest when it makes the most sense for your schedule.

Before the offer is written is ideal if you can manage it, so you've stood inside the home you're about to bid on. If you can't, that's fine.

During the inspection period is the other good time. Seeing the home for the first time then makes sense, because the inspection period in your contract generally gives you the right to cancel if the home isn't right for you. We'll go over your exact dates and terms before you sign.

VA Loan Basics, Without the Jargon

What matters more than what you're approved for

When buyers first explore a VA loan, they're often shown the maximum amount they qualify for. That number can be useful, but it doesn't tell you whether the payment will feel comfortable month after month. Strong VA buyers plan around payment impact, not approval limits.

Zero down is a powerful VA benefit, but it doesn't replace planning. The goal isn't to buy the most house possible. The goal is to buy in a way that still feels good later.

The VA funding fee

The VA funding fee is a one-time fee that supports the VA loan program for future service members and veterans. The amount can vary based on factors such as service status, down payment (if any), and whether the benefit has been used before. Some borrowers may be exempt from this fee altogether.

It may not need to be paid at closing. It could be included in the overall loan amount, which can reduce the amount of money due at closing, subject to VA guidelines and borrower eligibility.

Seller contributions

VA loans allow sellers to contribute toward certain buyer costs at the closing table, within program guidelines. These contributions are commonly used to help offset closing costs and prepaid expenses.

For VA loans, seller contributions are capped at up to 4% of the home's reasonable value, in addition to certain allowable items. Seller contributions are not guaranteed and are subject to negotiation as part of the purchase contract, but they are a common tool VA buyers use to manage upfront expenses.

The appraisal

An appraisal is required to determine the home's value. This is a standard part of the VA loan process and helps ensure the property meets program guidelines.

Which Side of the Bridge, by Gate

Navarre sits between the bases, which is a big part of why so many military families end up here. Hurlburt Field is the closest. Eglin is a little farther. NAS Pensacola is the other direction entirely.

From Holley by the Sea, normal trafficDrive time
Hurlburt Fieldabout 20 to 30 minutes east
Eglin Air Force Base (main gate)about 30 to 40 minutes east
Naval Air Station Pensacolaabout 45 minutes west

Those times are estimates from one starting point, and they shift with where in town you start and which gate you use. The number that matters is the one for your address and your gate, at the hour you'd actually be driving. It's worth driving that route at the hours you'd really be on the road, to your gate in the morning and home again when your workday ends, before you fall for a house.

The bridge belongs in that math. Navarre Beach is a barrier island joined to the mainland by a single bridge over Santa Rosa Sound, so a beach address adds one more step to every commute. Whether that's worth it depends on how you want to live, and so do the other big choices: which side of the bridge, which neighborhood, how close to the water. Those choices are yours. My part is to give you what you need to make them with confidence, ideally before you tour a single home. For the full picture, see Beach or Mainland? Which Side of the Navarre Bridge to Live On.

Why a VA Offer Isn't the Weaker Offer

A VA loan doesn't automatically make your offer weaker. It gets treated that way when it's presented badly, or when the agent writing it doesn't actually understand VA financing and lets that uncertainty show. I completed the Military Relocation Professional coursework specifically so PCS timelines, VA appraisal requirements, and funding fee details aren't a mystery I'm figuring out during your transaction.

I'm also a Certified Negotiation Expert, which matters more here, not less. A well-presented VA offer, backed by an agent who can answer a listing agent's questions on the spot instead of "let me check," competes just fine. Where it actually gets weaker is when nobody on your side can speak to it confidently.

Buying From Anywhere, Remote or in Person

Some families get here for a two- or three-day house-hunting trip. Others can't get here at all before the offer has to go in. Both are completely workable. On top of the video walkthroughs and live tours, I'll drive the neighborhood at the time of day you'd actually be commuting, not a quiet Sunday afternoon that hides the real traffic.

Bought sight unseen is not a hypothetical for me. It's how I bought my own house here. I know exactly what you're trying to figure out from a distance, because I've done it. See the full relocation guide for drive times to Hurlburt, Eglin, and NAS Pensacola, and how I help you buy for the full process from ready to closed.

Frequently Asked Questions

Which side of the bridge should we even be looking on?

It depends on your gate and your commute, not a general rule. Hurlburt Field is the closest base to Navarre, Eglin is a little farther, and NAS Pensacola is in the other direction. It's worth driving the route from any home you're considering to your gate, at the hour you'd really be on the road, and I'll help you weigh what you find.

Is a VA offer going to make sellers pass on us?

Not when it's presented by someone who actually understands VA financing and can answer questions about it on the spot. A poorly presented VA offer struggles. A well-presented one competes just fine.

Do I need a down payment with a VA loan?

No down payment is required as long as the price doesn't exceed the appraised value. You're free to put money down if you'd like to.

Do I have to pay the VA funding fee?

Not always. The amount depends on your service status, your down payment, and whether you've used the benefit before, and some borrowers are exempt from the fee altogether. It may also be included in the loan amount, which can reduce the cash due at closing.

Who pays closing costs on a VA loan?

Sellers can contribute toward certain buyer costs, up to 4% of the home's reasonable value plus certain allowable items. Contributions are not guaranteed. They're negotiated as part of the purchase contract.

Can veterans and retirees use a VA loan, or is it only for active duty?

VA decides eligibility, and it reaches well beyond active duty. If you think you may qualify, we can start by confirming your eligibility with a lender.

Can I really buy a house I've never stood inside?

Yes. I do video walkthroughs of the homes you feel are serious contenders, plus a live tour so you can react in real time. A notary meets you wherever you like to sign your closing documents, so you don't have to travel. It's how I bought my own home here.

How does a PCS timeline affect our house hunt?

It sets the pace, so we get pre-approval, fit, and a live MLS search set up before your window gets tight, not after. A tight timeline means being ready matters more, not that you have to rush the decision.

Do I have to use you as my lender?

No. You're under no obligation to use me as your lender, and I'm happy to work with whichever lender you already have. I'm also a licensed mortgage loan originator with USA Mortgage (NMLS #2668541), so if you'd like me to show you how I'd structure your loan, I can.
